For example, a standard single-storey rear extension on a detached house in Sleaford or Metheringham might not need formal permission if it doesn't extend beyond a certain length or exceed maximum height restrictions set by the local authority.

When Will You Need Formal Planning Permission?

While PD rights are generous, there are specific scenarios where you will absolutely need to submit an application to your local planning authority, such as North Kesteven District Council or Lincoln City Council:

  • Conservation Areas: If you live in a designated Conservation Area, your Permitted Development rights are often severely restricted to protect the local character.
  • Listed Buildings: Any alteration to a listed property will require specific Listed Building Consent alongside standard planning permissions.
  • Large Extensions: Double-storey extensions, wrap-around extensions, or builds that take up more than 50% of the land around the original house will always trigger the need for a formal application.
  • Front Extensions: Extensions forward of the principal elevation (the front of your house facing the road) generally require planning permission.
