What Does a Structural Contractor Do, and When Do You Need One?
Understand the difference between a structural engineer and contractor, the work each does and when structural building work needs approval.
Removing a load-bearing wall, forming a larger opening or repairing a damaged structure requires more than general building experience. The work needs to be assessed, designed where necessary and then constructed in accordance with the relevant drawings, specification and approvals.
This is where homeowners often encounter both structural professionals and structural contractors. Their roles are connected, but they are not the same.
What is a structural contractor?
A structural contractor carries out building work that affects, supports or repairs the structure of a property. Depending on the project, this may include forming openings, installing structural steelwork, constructing supporting masonry, strengthening floors or roofs, underpinning, repairing structural defects or building new structural elements.
The contractor’s role is to deliver the work safely and accurately from the agreed design. Where calculations or specialist assessment are needed, these should come from a suitably qualified structural engineer or other appropriate designer.
Structural engineer vs structural contractor
A structural engineer assesses structural requirements and may prepare calculations, drawings and specifications. For example, an engineer can determine the beam and supporting details required when a load-bearing wall is removed.
A structural contractor then carries out the physical work: protecting the site, installing temporary support, forming the opening, preparing bearings, installing the specified steelwork or other structural element, and completing the surrounding building work.
On a well-managed project, the engineer, contractor and Building Control team work from consistent information. Homeowners should not assume that appointing a contractor automatically includes structural design unless the written proposal specifically says so.
When might you need structural building work?
Removing or altering a load-bearing wall
Opening two rooms into one is a popular renovation, but a wall must not be removed until its structural role has been established. If it is load-bearing, the loads above need to be supported during and after the alteration. The permanent beam, its bearings, supporting walls or columns, padstones and fire protection may all need to be specified.
Creating a new doorway or larger opening
Even a relatively modest opening can affect the structure if it is formed in a load-bearing wall. The required lintel or beam and the condition of the remaining masonry should be considered before work begins.
Extension connections
A home extension often involves opening the existing external wall and connecting new construction to the original property. This may require temporary works, structural steel and careful sequencing alongside the extension’s foundations, walls and roof.
Structural repairs and strengthening
Cracked masonry, movement, decayed structural timbers or an inadequately altered property can require investigation before a repair is selected. Treating the visible symptom without understanding the cause can leave the underlying issue unresolved.
Older and period properties may also need an approach that respects their original materials and construction. Specialist advice can be particularly important where previous alterations or moisture have affected the building.
Floor and roof alterations
Loft conversions, chimney removals, roof changes and new stair openings can alter how loads are carried through the building. Existing joists, rafters, trusses and supporting walls may need assessment and strengthening.
Do structural alterations need Building Regulations approval?
Structural alterations commonly fall within Building Regulations. The requirements are separate from planning permission: a project may not require a planning application but can still need Building Regulations approval.
Approved Document A provides guidance on structural safety. Building Control may need drawings and calculations and may inspect the work at key stages. The approval route and inspection requirements should be established before structural elements are concealed.
If the property is listed, work affecting its character may also require listed building consent. Properties in conservation areas can be subject to additional planning controls, so the local planning authority should be consulted where relevant.
What happens during a structural alteration?
Every project is different, but a typical sequence may include:
- Surveying the existing property and confirming the proposed layout.
- Obtaining structural design information and any required approvals.
- Agreeing the contractor’s scope, price, programme and responsibilities.
- Protecting the occupied property and isolating affected services where necessary.
- Installing temporary support in the specified sequence.
- Carefully carrying out demolition or forming the opening.
- Installing the permanent structural elements and completing connections.
- Arranging relevant inspections before work is covered.
- Making good the surrounding walls, floors and ceilings.
Temporary support and sequencing are safety-critical matters and should be planned by competent people for the specific building.
What should you ask a structural contractor?
Before appointing a contractor, ask:
- Which structural drawings and calculations is the quote based on?
- Is structural design included, or must it be appointed separately?
- Who will coordinate Building Control and inspections?
- Does the price include temporary works, steelwork, lifting equipment and making good?
- Are electrical, plumbing or heating alterations included?
- How will occupied parts of the house be protected?
- What exclusions and provisional allowances apply?
- How will unexpected conditions or design changes be agreed?
The written answer to these questions is more useful than a broad promise that everything is included.
