Building above an existing garage can be an efficient way to create extra bedrooms without taking more space from the garden. The important question is not simply whether there is a garage below, but whether its foundations, walls and layout can support the proposed work.

Start with the existing structure

The garage needs to be assessed before a design is finalised. The condition of the walls, the foundations, the span over the garage opening and the way the new floor will connect to the house all influence the structural solution.

A completed South Kyme example

At LME’s first-floor extension in South Kyme, the original flat hipped roof was removed. Structural steels and posi-joists formed the new floor before brickwork and a new hipped tiled roof created two additional bedrooms.

The main on-site build took around five weeks in favourable summer conditions, followed by final plastering, decoration and handover. That timescale describes this particular project rather than a promise for every property.
