Holbeach Flat Renovation: From Fire Damage to New Interiors

See the Holbeach flat move from fire damage to fresh plaster, a new bathroom, kitchen units and radiators, with LME’s agreed renovation work complete.

The difference between the first photographs of this Holbeach flat and the latest update is substantial. Rooms that showed extensive fire and smoke damage now have fresh plaster, while the bathroom has new fittings and tiling and replacement radiators have been installed.

LME Building Contractors has completed its agreed renovation work at the property. Painting is currently underway, so the photographs below show the work before final decoration rather than a finished, furnished interior.

The starting point: damaged rooms and internal strip-out

The original project photographs record smoke-darkened walls and ceilings, damaged finishes and debris across the flat. The bathroom, hallway and other rooms give a clear picture of the condition at the beginning of the renovation.

The first stage was to strip out damaged internal materials and prepare the property for the agreed renovation. That preparation created the starting point for the new internal finishes and fittings.

Replastered walls and ceilings

Fresh plaster is one of the clearest changes in the new photographs. Walls and ceilings have been replastered across the rooms shown, including the areas around internal doorways. These surfaces are now at the preparation and decoration stage.

It is a useful stage to document. Once a room is painted and furnished, much of the work involved in bringing its surfaces back into condition is less visible.

A new bathroom

The bathroom provides a particularly clear comparison. The earlier photograph shows the room affected by smoke and fire damage. In the latest photographs, the new bath, over-bath shower, glass screen and toilet are in place.

White tiles line the bath and shower area. A pedestal basin has a tiled splashback, with a chrome towel radiator fitted alongside it. The remaining plastered surfaces are shown before final decoration.

Kitchen units and replacement radiators

New kitchen units have also been fitted as part of the agreed renovation. The latest photographs focus on the bathroom, replastering and radiators rather than the kitchen.

Replacement panel radiators are visible in the rooms, with protective wrapping still in place while painting continues. Together with the bathroom fittings, these details show how far the property has moved on from the initial strip-out.

Completing the agreed renovation scope

A renovation like this is made up of several connected stages: preparing the damaged interior, renewing surfaces and installing the agreed fittings. The exact work depends on the condition of the individual property and the scope agreed for it.

At Holbeach, LME’s agreed work is complete. This update captures that work while painting is underway, and retains the earlier photographs as a record of the starting condition.
